Collins Group Realty is pleased to provide you with this week’s edition of Market Pulse; a quick overview identifying a few of the local real estate “highlights”, in an effort to bring your attention to some of what specifically caught our attention last week.

 

  • The springtime listing surge continues, as 176 area properties were listed for sale last week.

 

  • On the flip side, 118 pending or contingent local market sales were reported… And nearly 73% of the single family homes that went under contract last week were on the market UNDER 6 months.

 

  • A $3,850,000 oceanfront Collins Group Realty listing on Cedar Waxwing (Sea Pines) went under contract in just 30 days!

 

  • Sun City had an active week with 11 listings moving to pending or contingent status, and NONE taking longer than 3 months to sell.

 

  • It was encouraging to see Palmetto Dunes with a solid activity week: 7 pending sales reported.

 

  • The Hilton Head marketplace has been thirsty for listings under $300,000: illustrated by a Chinaberry Ridge and a Middleton Place listing, both selling during the first week on the market and both receiving MULTIPLE offers!

 

  • Bluffton area inventory priced under $300,000 continues to be HOT, with more than 31 listings absorbed last week in that price range, and almost all of these listings took less than just a few months to sell.

 

  • Heritage Buzz: Two lots in Sea Pines went under contract last week, both listings taking LESS than 6 days to sell – WOW!

 

  • Moss Creek had two (more) Stable Gate homes placed under contract last week. That makes FIVE Stable Gate homes moving to pending status in just the first two weeks of April!

 

  • Only 3% of ALL the listings added to the market last week were bank owned properties (REO).
