Collins Group Realty is pleased to provide you with this week’s edition of Market Pulse; a quick snapshot summary identifying a few of the local real estate “highlights”, in an effort to bring your attention to some of what specifically caught our attention last week.
- Pending sales SPIKED last week with 118 ratified sales contracts written in our local markets!
- 80 homes went under contract, a 26% increase from the prior 8 week average.
- 25 villas went under contract, a 59% increase from the prior 8 week average.
- 13 lots went under contract, an 89% increase from the prior 8 week average!
- Closed sales…Interestingly, there was quite a drop in closings reported last week; however it appears to merely reflect the light activity reported during the week of Christmas two months back – a time of year that historically has limited activity. Given that most closings are typically scheduled a few months after the contract date, last week’s drop in scheduled closings was a bit expected.
- There are now a half dozen homes under contract in the Forest Beach market, 5 of which were listed over $1,300,000! This is encouraging given that there has not yet been a closed home sale in that particular area year to date, with just one home sale during the past 3 months.
- Inventory is extremely tight right now in many of the smaller scale Bluffton neighborhoods. For example; buyers wanting a 3 or 4 bedroom home in Bluffton under $200,000 currently have just 33 choices. Sales activity at this price point has been on fire with 57 homes under contract and 291 sales (past year). Not only are these homes selling quickly, the sale price to list price ratio for this market is a solid 98%!!!
