Last week was very active, closing out the month with a surge of pending sales reported. The total number of real estate contracts jumped 28% over the prior week, resulting in the strongest week of the year for ratified contracts written; 138 total!
- Hilton Head Plantation led the surge with 13 properties, including 2 land sales!
- A $995,000 “spec home” attracted a buyer in LONG COVE last week.
- 28% of the pending home listings were priced OVER $500,000!
Below are some comparative observations when we compare the first quarter of 2014 against the first quarter of 2015…
- The number of villa sales INCREASED by 20%, while villa prices have held stable.
- The number of “on” AND “off island” closed home sales remained very consistent with the beginning of 2014, yet the median AND average home price INCREASED when compared to the first quarter of 2014!
- The number of closed residential land sales reported in the MLS was notably lower (YTD), when compared against 2014; however, according to the National Association of Home Builders, building permits are up in South Carolina, illustrating that many of the 2014 lot buyers are now BUILDING!
- The number of bank owned home sales (REO) continues to fall. There were 98 bank owned home sales reported in the first quarter of 2014, and just 42 YTD 2015!
