    Collins Group Realty is pleased to provide you with this week’s edition of Market Pulse; a quick overview identifying a few of the local real estate “highlights”, in an effort to bring your attention to some of what specifically hit our radar last week…

    HOTSHEET SUMMARY FROM LAST WEEK:

    • LISTINGS: 137 listings went active, with the majority (60%) located in the “off island” markets.
    • CONTRACTS: 91 listings pended, with 65% taking less than 90 days to sell.
    • CLOSED SALES: 76 listings closed…with the HIGHEST weekly median sales price reported YTD!

    A $1,500,000 second row LOT on Belted Kingfisher in Sea Pines went under contract last week, absorbed after 575 days on the market.  High dollar land purchases are always encouraging!

    Buyers continue responding well to Indigo Run inventory, including the Collins Group Realty listing on Wedgefield that pended last week in less than a month!

    The Bluffton markets continue to be exciting to watch:

    • 4 homes pended in Westbury Park last week, leaving just 10 listings available for sale in that particular neighborhood.
    • 7 listings in Sun City were absorbed last week, with 71% selling in under a month. Year to date, there has already been 317 closed sales in Sun City and we have yet to begin the 4th quarter of 2015.
    • A total of 5 homes in Rose Hill pended last week.
    • Hampton Hall, The Farm, Sawmill Forest, Pinecrest, Edgefield, Bluffton Park all had multiple pending sales reported during the past 7 days!

    Considering the single-family homes that PENDED last week:

    • 18% were listings in the $500,00 to $1,000,000 price category.
    • 53% were listings in the $200,000 to $500,000 price category.

    Considering the single-family homes that went ACTIVE last week:

    • 8% were listed over $1,000,000, including a listing on Calibogue Cay at $4,199,900.
    • 38% of the recently added listings were in the $500,000 – $1,000,000 price range.
    • 46% were listed for sale in the $200,000 – $500,000 price range.
