2. Eliminate Buyer “Horribilization”

One of the terms we use often is “buyer horribilization.” It’s what happens when a buyer notices a small issue and immediately begins imagining much larger problems.

A stained ceiling, fogged window, wood rot, or deferred maintenance may seem minor to a homeowner who’s lived with it for years. To a buyer, however, those items can quickly raise questions like, “What else hasn’t been maintained?”

Before listing your home, take a fresh look through a buyer’s eyes. Better yet, have your real estate professional walk the property with you and identify anything that could create unnecessary concern. Addressing those issues before your home hits the market often results in stronger buyer confidence and better offers.

3. Price for Today’s Market… Not Yesterday’s

Pricing remains one of the most important decisions you’ll make.

The first few weeks your property is on the market are typically when it receives the greatest attention. Buyers are watching closely for new listings, and that’s when your opportunity to generate excitement is at its highest.

Overpricing in hopes of negotiating later often has the opposite effect. Today’s buyers are well-informed, and many search online using price filters. If your home is priced above where buyers believe it should be, many won’t even schedule a showing.

Likewise, small price reductions over several months rarely reposition a property in the marketplace. Strategic pricing from the beginning gives you the best opportunity to maximize both your sale price and your terms.
