2024 Industry Changes for Buyers

Buying Real Estate has changed

There are new rules and guidelines from the National Association of Realtors that have changed the way buyers can shop for real estate.

  • Buyers must enter into a Written Agreement before touring homes.
  • Buyer broker compensation can no longer be guaranteed to be paid by the listing broker through the MLS.

How Viewing Property Works

1. Research & Evaluate

Browse homes online as normal, but also take time to research real estate agents. Who you choose to represent you matters!

2. Select & Sign with a Trusted Real Estate Specialist

Written agreements are now required to tour properties. Make sure the agreement and agent serve your needs and goals!

3. View Property & Present Offers with Confidence

Move forward with your trusted real estate specialist to help you win in the current market!

No Fees or Payments Due until closing on your purchase. There is no cost to you if you don’t purchase a property.

Will I have to pay my agent out of pocket?

Not necessarily. There will be a variety of options available to you. As our client, you will always know who is paying our fees before you sign a purchase agreement. We can often offset our fees during negotiations, but expect 1 of 3 outcomes:

  1. We investigate and accept existing offers of compensation from the Listing Agent and/or Seller.
  2. We negotiate seller-paid concessions to offset our broker fees
  3. A combination of 1 and 2

You have choices. Work with your agent to understand the full range of these choices when buying a home, which will help you make the best possible decision for your needs.
