REsides – Listing Delay Rules
- Listing Delay (LD) is for the purpose of preparing a property for sale before marketing. LD is not intended to give the listing brokerage an advantage in finding a buyer to the detriment of the consumer, nor is it intended to circumvent the sale of the property on an open market.
- While on LD, the Property may not be promoted or advertised by Broker or Listing Agent on the Internet, in print or paid advertising in any manner. This includes websites, public or syndication, Social Media marketing (paid and unpaid). Emails may be sent announcing that the listing is coming to market only to CLIENTS (as defined by License Law) and may not link to an Internet publication of the listing.
- The listing for the Property will not be displayed by REsides on the Internet, in client portals, or included in data feeds, or advertising, prior to the IDX Date.
- Listings on LD will be viewable to all REsides licensed real estate subscribers.
- LD is for short-term use of 60 days or less. It may be extended by a REsides representative an additional 60 days. LD Extension requests must be sent to help@resides.io two (2) business days in advance of IDX date.
- LD properties must have all required fields entered. Excluding any specified date(s) on listing forms shall result in a fee assessment per REsides Rules.
- Listings on LD must obtain seller approval either on a form or on the listing agreement and confirms theyunderstand that consumers who search on the internet will not see information about the Property in response to their search.
- Listings must be submitted and entered in the Database within two (2) business days of the contract list date or seller(s) signature date, whichever occurs later.
- List Date on agreement may not be a date later than the seller signature date.
- IDX Date field reflects the date Matrix will change the listing to active. This date can be no later than 60 days from the owner’s signature date. If the property is ready earlier, the agent can convert the listing to Active in Matrix prior to the IDX Date.
- Showings: Listing Agent may or may not allow showings while in LD.
- Open Houses and Broker Tours: not permitted while in LD.
- Photos/Media: At least one digital image is required. The Primary photo must be an exterior FRONT view of the property/structure for all property types except Land or Commercial -a plat or map is acceptable.
- LD will automatically change to Active at midnight of the 60th day from Owner’s Signature Date.
- While on LD, if an offer is accepted on the property submit a copy of the Contract of Sale to help@resides.io to change the status to Under Contract or Active – Under Contract.
- A Listing Agent may not re-enter a property as ACTIVE or LD unless (a) the listing has been in Expired or Withdrawn status for over 90 days, (b) it is listed with a new agent, or (c) it has been sold or rented.
- Listings may not be transferred from any status to LD.
- Cumulative Days on Market (CDOM) begins at the IDX Date, Date to Active Status, or accepted contract date.
