Happy Independence Day!!

There are a lot more smiles on faces in the real estate industries lately as the first half of this year nicely out-performed 2012 – and there is a lot to be happy about!

I know I’ve been talking a lot each month about inventory, sales levels, closed sales, days-on-market, etc., and it occurs to me that these things are all on the list of necessary ingredients for the CHANGING MARKET.

At this point, pretty much ALL of the necessary ingredients for making a SELLER’S MARKET are now in play, which includes the above PLUS:

• Fewer foreclosure listings
• Fewer short-sales
• Multiple bid scenarios
• Back-up offers
• Select-areas with price APPRECIATION
• Rising interest rates

All we need now is time for the ingredients to “bake” and we will be back to a traction-based Seller’s Market!

For our buyer clients, we hate for this to come across as salesmanship, but it really does seem that we are heading away from a buyer’s market, and the time to buy is NOW – RIGHT NOW!
