Welcome to the Collins Group Realty October 2012 Market Update

Happy Holidays from HHI! With the election behind us, real estate seems to be “back to business,” including a nice surge of activity over the past 10 days or so around the Thanksgiving holiday. Hilton Head/Bluffton seems to be squarely on the radar-screen of buyer prospects, and we are expecting that 2013 will be very strong – just like 2010, 2011, and 2012 were.It’s interesting to note (at least to me, anyway) that 2010 showed January and February as very robust sales months. Then, things slowed down. In 2011, the robust months extended from January through April…then things slowed down, comparatively. In 2012, the strong selling months stretched through June before things downshifted a little bit, due in part to the election year. So, in 2013, if the trend continues, we could be looking at at least 8 months of strong market movement…making 2013 the year of stabilization in our market. We will certainly keep you posted…
As for more granular statistics, this month’s Market Pulse shows positive trending in almost every critical area: New listing inventory is down, pending sales are up, closed sales are up, median sales price is up, percent of list-price received is up, overall inventory is down, and the month’s supply of homes for sale is now down to only 9 months. On this last point…keep in mind that, generally speaking, the breaking point between a buyer’s market and a seller’s market is right around a 6-month’s supply of inventory!!
